The housing market in India is changing, especially in big cities like Mumbai and Pune. In the first three months of 2025, these two places sold a lot of houses, making up 51% of all house sales in the top seven cities of India. Mumbai sold about 31,610 houses, while Pune sold around 16,100 houses. However, both cities saw fewer sales compared to the same time last year.
In Mumbai, house sales dropped by 26% from last year, and Pune saw an even bigger drop of more than 30%. Overall, house sales in the top seven cities fell by 28%, going from over 1.30 lakh houses last year to about 93,280 houses this year.
Mumbai is still a strong leader in the housing market. They're focusing on houses that cost less than 80 lakh rupees, making it easier for many people to buy homes. This smart move helps them stay on top, even when the market is tough.
The drop in sales in both Mumbai and Pune shows that there are bigger economic issues affecting real estate in India. Even though these cities are still important, the lower number of sales means they're going through a period of adjustment due to things like interest rates and building costs.
